I think my current router(ASUS RT-N66R) is causing me issues with streaming services like Paramount+ and Disney+. My wifi speed tests come back at under 60 Mbps, whereas my wired tests come back at 400+ Mbps. Running wire through my house isn't an option. I play some occasional games, but otherwise the streaming is the main thing that internet is used for. I have a work laptop that I like to connect to the 5ghz band since it's a better connection. The router will be placed in the middle of my house and needs to broadcast to both ends, probably 40 feet from router to endpoint.

Knowing all that, what would be a good router for me? I know there are Black Friday deals going on now that could be good, any recommendations?

For what its worth - I got started in UniFi when my Asus' wifi got flaky. I turned off the radio and added a UniFi AP (AC-Lite). Problem solved. I just had the AP sitting on top of a bookcase, not even noticeable. It covered my then house at 1700 sq ft. Maybe just adding an AP could improve your situation for now. (In a different house now, I have a complete UniFi setup - including that AC-Lite, which is doing fine!)

You could take a look at the UniFi Dream Router (wifi 6 4x4 MiMo AP built in) or Dream Machine (wifi 5 4x4 MiMo built in) - both are all-in-ones.
